All About Suffolk Park, Byron, NSW, 2481

Suffolk Park is a suburb in the Northern Rivers region of New South Wales. Named for George Suffolk who owned the land until he donated it for community use in 1922, the town has a population of 3,750 and is with the Byron Shire local government area. The commercial and recreational centre of the suburb is along Clifford Street, where a shopping centre can be found with everything from restaurants and pubs to a post office and a pharmacy. The suburb is home to a successful football club formed in 2012. A beachside suburb, Suffolk Park is known for the “cocked-hat rocks”, a series of rocks in the sea off Broken Head Beach.

A beautiful town bordered on its eastern edge by beautiful views of the Tasman Sea, Suffolk Park is an exclusive and sought-after place to own property, especially along Alcorn Street which runs parallel with the stunning Tallow beach. Suffolk Park is connected to the rest of Byron Shire and the broader Northern Rivers region by buses that run primarily from Clifford Street. Suffolk Park’s beautiful beachside locale and quiet lifestyle is kept in balance by the good transport links and amenities to ensure that it remains an ideal middle ground between retaining its tranquil beachside nature, and remaining a convenient, comfortable place to live.

Suffolk Park Real Estate Market Outlook

Thinking about buying in Suffolk Park? Now could not be a better time, with 2372 residential properties there's certainly plenty to choose from. The average property price in this area is in the region of $1,925,000 with prices in this suburb ranging from $239,000 to $25,597,000. Suffolk Park is located very near to the coast so expect stunning views of the ocean and access to beaches. Demand is likely to be very strong in this location which will support higher prices

Prices are above market average and increase steadily under persistent demand. A more sustainable rate of price growth is anticipated in the short to medium term. Low average incomes in Suffolk Park is reflected in smaller and lower quality accommodation. Over time this may change providsing long-term returns but in the short to medium term, prices are likely to be less than state averages. The slightly lower than average earnings from occupations in Suffolk Park changes the housing and lifestyle preference. It is more a matter of what can be afforded rather than what would we prefer, leading to slower price increases over time. Lower than average population density constrains growth in Suffolk Park to an extent. However, where buyers are willing to compromise on housing and lifestyle choice, there are affordable options. Lower than average industry presence in Suffolk Park we believe will be less of a negative impact than it has in the past. Post-COVID and the growth in working from home has lessened the demand for local employment options. This may make Suffolk Park a better buying opportunity than it may have been in the past.
