Consistent high demand relative to supply is a key feature in Point Cook driving regular price increases. Recent rapid price increases however may constrain future growth by limiting demand. High average incomes in Point Cook ensure a focus on quality with a commensurate high entry price under constant demand. Competition for available quality housing is intense with multiple offers likely to be made in excess of asking prices. The high percentage of professional people in Point Cook classifies the area as "gentrified". This implies high demand for quality housing, generally of larger than average size. Price growth is ensured even where the state affordability index is negatively impacting other areas. High density population in Point Cook requires consistent turnover in housing ensuring constant demand. Housing styles may be a mix of low, medium, and high density, providing choice for well-financed buyers and value growth over time. High industry presence in the wider area is a double-edged sword. While local employment options are high, the presence of industrial buildings may negatively impact lifestyle perception. Demand from first home buyers and investors however ensures good price growth.
Point Cook, a suburb of Melbourne, Victoria, is perhaps best known as the home of the Royal Australian Air Force. Located within the Local Government Area of the City of Wyndham, Point Cook has existed since at least 1836, when it was initially named ‘Point Cooke’ after John Cooke, a mate on a ship called the Rattlesnake, which charted part of the region surrounding Point Cook. Large swathes of Point Cook were purchased in 1912 to form what was then known as the AFC, but would eventually become the RAAF after its success in World War 1. Point Cook has seen an astonishing growth in population over the last two decades, rising from ~1700 in 2001 to over 60,000 in 2018. Point Cook is home to many colleges and schools and is now home to the RAAF museum.
Point Cook is conveniently located just 22km from the centre of Melbourne, and has its own town centre with shopping areas and facilities. With excellent educational establishments and a number of playgrounds and parks, Point Cook is an excellent suburb for families with children, and is a sought-after but affordable place to live. Point Cook is home to a rich history and a vibrant community, and its proximity to the coast and the city centre make it a promising place to own property.
