All About Hillsdale, Bayside (NSW), NSW, 2036

HIllsdale is a suburb in Sydney's Eastern Suburbs, within the local government area of the Bayside Council. Named for former Lord Mayor of Sydney Pat Hills, the suburb is primarily residential. However, HIllsdale is also home to Heffron Park, the largest sporting reserve for miles, and as such plays host throughout the year to sports of all types, from soccer to gymnastics; The park is also home to a large leisure centre. Southpoint Shopping Centre is a multi-use shopping complex located to the east of the locality, acting as something of a commercial and social centre for the suburb and surrounding area. Also within the area is Matraville Public School, named for Matraville, a suburb which Hillsdale was part of until the 1960s.

Property in Hillsdale is affordable compared to the median house price in Sydney, which is remarkable given that the suburb is just a few kilometers from the M1 and a 10 minute drive from the Central Business District, the heart of the state capital. The suburb is a beautiful, relaxed yet far from stagnant place to live, permeated by a unique culture that incorporates everything from the suburb's rich history to its ties to sports, and with the low price of property and short distance to the city's centre, Hillsdale is an excellent place for anyone looking for a relaxed but convenient lifestyle to own property.

Hillsdale Real Estate Market Outlook

Thinking about buying in Hillsdale? Now could not be a better time, with 3883 residential properties there's certainly plenty to choose from. The average property price in this area is in the region of $1,029,000 with prices in this suburb ranging from $25,000 to $9,342,000. Hillsdale is located fairly close to the coast at just 1Km so as well as great views of the ocean and access to beaches, demand and valuations are likely to be a bit higher here.

Good balance between supply and demand ensures a range of affordable options within budget limits. Recent increases in listings may provide buying opportunities. In this area of average incomes, there is a mix of housing size and quality. While this may present buying opportunities, growth may be constrained. As buyers begin to examine Hillsdale due to other areas being out of the price range and the trend to working from home, "gentrification" may incease price growth. A mix of professions and above average income earners in Hillsdale provides good demand. The lower than average housing turnover of these people also means fewer regular listings leading to periodic large price increases. Lower than average population density constrains growth in Hillsdale to an extent. However, where buyers are willing to compromise on housing and lifestyle choice, there are affordable options. Lower than average industry presence in Hillsdale we believe will be less of a negative impact than it has in the past. Post-COVID and the growth in working from home has lessened the demand for local employment options. This may make Hillsdale a better buying opportunity than it may have been in the past.
