All About Epping, Parramatta, NSW, 2121

Epping, a suburb of Sydney, New South Wales, was first settled by Europeans in 1792. A train station, now known as Epping Railway Station but initially called Field of Mars, opened in 1886, with a post office following 3 years later. The name Epping was adopted in 1899, finding its roots in the town of Epping in Essex, England. Within Epping are a library, a number of parks and sports grounds, and a leisure centre with several swimming pools and a gym. There are also several educational institutions and a number of places of worship.

Despite being just 18km from Sydney’s Central Business District and being directly connected to the city’s heart by rail and road, Epping is very much characterised by its beautiful greenery and relaxed way of life. This does not mean it is devoid of excitement, however; the town centre contains a number of shops and places to eat and drink, and as of 2021 plans are in place for a major redevelopment of the town centre, making Epping an exciting yet beautiful and family-friendly place to live.

The average property price in this area is in the region of $1,650,000 with prices in this suburb ranging from $23,000 to $66,397,000. The aproximate distance to the coast is 13 Km.

Prices are above market average and increase steadily under persistent demand. A more sustainable rate of price growth is anticipated in the short to medium term. Incomes in Epping are above average indicating a preference for good quality housing and lifestyle. That ensures consistent price growth. A mix of professions and above average income earners in Epping provides good demand. The lower than average housing turnover of these people also means fewer regular listings leading to periodic large price increases. Medium density in Epping necessitates a mix of lifestyle options for housing, shops, open areas, and facilties. Where this is available, demand is high and growth ensured. Lower than average industry presence in Epping we believe will be less of a negative impact than it has in the past. Post-COVID and the growth in working from home has lessened the demand for local employment options. This may make Epping a better buying opportunity than it may have been in the past.
