In Dubbo there has been a history of lower than average prices and demand, offering opportunities for investors or first home owners, especially in the context of the growth in working from home. Low average incomes in Dubbo is reflected in smaller and lower quality accommodation. Over time this may change providsing long-term returns but in the short to medium term, prices are likely to be less than state averages. A mix of professions and above average income earners in Dubbo provides good demand. The lower than average housing turnover of these people also means fewer regular listings leading to periodic large price increases. Low population density implies low demand and limits housing choices and price increases. Could be a good entry point for first home buyers needing to somehow get into the market. Higher than average industry presence in the wider area offering local employment yet with not a large negative impact on local amenity, provides good demand and price growth.
Dubbo is a somewhat sizeable city in Orana, New South Wales, with a population of just over 38,300 people. The land where Dubbo now sits was inhabited by indigenous Australians for over 40,000 years. Found at the intersection of three major highways, the area now known as Dubbo was first settled in the 1820s. The name is rooted in the language of the indigenous Wiradjuri people. It is thought to be a mispronunciation of the word ‘thubbo’, and while some debate remains over the meaning of the word, a common translation is ‘red soil’. Dubbo was initially gazetted as a village in 1849, and as several major highways were built through the area it slowly grew, being officially proclaimed a city in 1966.
Dubbo’s location makes it an incredibly conveniently-placed city, with major highways connecting it to Sydney, Brisbane and Melbourne to the east, north and south respectively. There are a number of schools and colleges, along with several major commercial districts around the centre of the city. There are also a number of tourist attractions, including a zoo and a number of heritage sites. Sports are a large part of culture in Dubbo, and thus there are several excellent sporting venues. In summary, Dubbo is an extremely well-connected, exciting place to own property, full of character and charm.
