Prices are above market average and increase steadily under persistent demand. A more sustainable rate of price growth is anticipated in the short to medium term. Incomes in Croydon are above average indicating a preference for good quality housing and lifestyle. That ensures consistent price growth. A mix of professions and above average income earners in Croydon provides good demand. The lower than average housing turnover of these people also means fewer regular listings leading to periodic large price increases. Medium density in Croydon necessitates a mix of lifestyle options for housing, shops, open areas, and facilties. Where this is available, demand is high and growth ensured. Lower than average industry presence in Croydon we believe will be less of a negative impact than it has in the past. Post-COVID and the growth in working from home has lessened the demand for local employment options. This may make Croydon a better buying opportunity than it may have been in the past.
Croydon is a suburb in outer Melbourne, Victoria. It is located within the Local Government Area of the city of Maroondah. The area today known as Croydon was first settled by Europeans in the 1840s, where it was used for farming and grazing. It was once known as White Flat, but it was later renamed after Croydon, England, the hometown of a later settler. By the 1870s much of the land had been split into parcels and sold, and a settlement was quickly growing; the area was primarily occupied by beef and dairy farms, as well as sheep stations, although orchards later became a prevalent part of the town’s exports. A post office opened in 1883 and the town was officially gazetted as a town a few decades later in 1912.
Croydon is 28km northeast of Melbourne’s Central Business District, meaning residents of Croydon are able to enjoy a lifestyle outside of the bustle of the city centre without sacrificing the conveniences of easy access to the amenities of the city proper. Croydon’s commerce and hospitality industries focus on Main Street, which is full of restaurants and shops as well as the Croydon Market Complex. The municipality has excellent amenities ranging from gyms to swimming pools; there is also an arts centre on Hull Road and a library on Civic Drive. In conclusion, Croydon is a growing suburb which strikes an excellent balance between city life and its individual character, making it a very good place to own property.
