Good balance between supply and demand ensures a range of affordable options within budget limits. Recent increases in listings may provide buying opportunities. In this area of average incomes, there is a mix of housing size and quality. While this may present buying opportunities, growth may be constrained. As buyers begin to examine Albion Park due to other areas being out of the price range and the trend to working from home, "gentrification" may incease price growth. A mix of professions and above average income earners in Albion Park provides good demand. The lower than average housing turnover of these people also means fewer regular listings leading to periodic large price increases. Lower than average population density constrains growth in Albion Park to an extent. However, where buyers are willing to compromise on housing and lifestyle choice, there are affordable options. Lower than average industry presence in Albion Park we believe will be less of a negative impact than it has in the past. Post-COVID and the growth in working from home has lessened the demand for local employment options. This may make Albion Park a better buying opportunity than it may have been in the past.
Albion Park, colloquially known as Boganville to locals, is a suburb of the City of Shellharbour Local Government Area in the Macquarie Valley, New South Wales. A sizeable locality with some 13,300 permanent residents, the area was first settled in 1821 and given its name in 1938; the name ‘Albion’ is an archaic name for the island of Great Britain. The township is serviced by a number of excellent amenities, including schools such as Albion Park High School and Mount Terry Public School, the Tongarra Museum (as well as several heritage-listed sites), and the Vicinity Centres shopping centre, and work beginning in 2009 has improved the centre of the suburb and encouraged growth in the town’s tourism industry.
Located 68km from Sydney, Albion Park is connected to the state capital and its surrounding suburbs through the South Coast line which runs through Albion Park Railway Station, and to the rest of the state via the Illawarra Highway, which rapidly joins with the vast Princes Highway to allow easy access by road to much of Australia’s southern coast. The suburb is home to a number of sporting teams ranging from Hockey to Australian Football, drawing attention to the town and allowing it to grow. All in all, Albion Park is a historic yet promising place to live with a unique culture and all the amenities necessary for a comfortable life.
