A former migrant centre, sheep and cattle show pavillion, and school camp is up for sale in Bathurst - and it's full of potential.

Every so often you stumble across a property for sale with a fascinating history.

Elders Real Estate has listed “Heritage Park” on the outskirts of Bathurst for sale, and it is an icon in the NSW history books.

Most recently operating as an educational facility for over 40 years, in a former life it was Rossmore Park, housing thousands of European migrants after World War Two.

Adults were taught English there, and the children received a general school education.

The Migration Heritage Centre says that between 1948 and 1952 the Bathurst Migrant Camp housed nearly 100,000 people. The total population at any given time was 8,000.

“We got to Sydney in the daytime. In the night time they got us off the boat and we travelled all night by train to Bathurst migrant camp. I was given hot cocoa and afterwards we got breakfast.”

The camp was closed in 1952 and it became an education centre.

Elders says many New South Wales residents will remember visiting the facility as school children, when it was known as the Sheep and Cattle Drome and seeing many types of native and exotic animals.


“The animals were trained to enter the main auditorium and assemble in an allocated position, under the name of each animal,” the listing says.

“Shearing and lamb marking were a favourite with the children and teachers alike, as well as hand-feeding the many types of animals.”

According to Elders, the approximately 334 acres at Heritage Park, Limekilns Road, comprises a fully functioning educational and accommodation centre with potential for further development.

This includes an approved Development Consent, granted in 2018 and subject to conditions, allowing for various forms of improvements to the property.

The Consent permits the development of 107 relocatable-home sites, a caravan park and campsites, cultural and learning centre, sporting fields and an 18 hole golf course, with clubhouse.

As well, the site represents an excellent land-bank option, being situated approximately four kilometres from residentially zoned land, with new housing estates opening constantly.

Currently, Heritage Park Bathurst provides accommodation for up to 220 people, much of it in a 'dormitory style'.

The range meets the needs of various groups, including school camps, reunions, sporting clubs, large groups of workers needing short-term accommodation, particularly for major events.

The property also comprises a restaurant, and large indoor and outdoor function areas.
